Site Manager (Internals)

We are recruiting an Internals Site Manager for a 400 unit residential development in Hayes, London.

1. Project Management

  • Oversee and manage all internal construction activities for a 400-unit residential development.
  • Ensure the project is delivered on time, within budget, and to the highest quality standards.
  • Coordinate and supervise sub-contractors and trades to ensure adherence to schedules and quality standards.
  • Develop detailed work plans, schedules, project estimates, and resource plans.

2. Quality Control

  • Implement and enforce quality control measures.
  • Conduct regular site inspections to ensure compliance with building regulations, safety standards, and design specifications.
  • Identify, record, and rectify any issues or defects.

3. Health and Safety

  • Ensure strict adherence to health and safety regulations.
  • Conduct regular safety audits and risk assessments.
  • Promote a culture of safety awareness among all site personnel and visitors.

4. Coordination and Communication

  • Act as the primary point of contact for internal construction matters.
  • Coordinate with the Project Manager, other Site Managers, architects, engineers, and other stakeholders.
  • Attend regular site meetings and update the project team on progress, issues, and next steps.
  • Ensure effective communication between different trades and disciplines on site.

5. Resource Management

  • Manage the allocation and use of materials and labor.
  • Monitor and control the use of resources to prevent waste and ensure cost-effectiveness.
  • Maintain accurate records of site activities, progress, and resource usage.

6. Documentation and Reporting

  • Maintain detailed and accurate site records, including daily diaries, progress reports, and timesheets.
  • Prepare and submit regular progress reports to the Project Manager.
  • Ensure all necessary documentation is completed and filed correctly.

Key Requirements:

1. Experience and Knowledge

  • Proven experience as a Site Manager or similar role on large residential developments.
  • Strong knowledge of internal construction processes and techniques.
  • Familiarity with construction management software and tools.
  • Understanding of health and safety regulations and quality control standards.

2. Skills and Abilities

  • Excellent project management and organizational skills.
  • Strong leadership and team management abilities.
  • Effective communication and interpersonal skills.
  • Ability to work under pressure and meet tight deadlines.
  • Attention to detail and commitment to high-quality workmanship.

3. Qualifications

  • Degree in Construction Management, Civil Engineering, or related field (preferred).
  • Relevant certifications such as SMSTS (Site Management Safety Training Scheme), First Aid, and CSCS (Construction Skills Certification Scheme).
  • Membership in a professional body such as CIOB (Chartered Institute of Building) is an advantage.
